- Closing Costs
Most builders in the Harker Heights area will pay some or all
of the buyer's closing costs. This can add up to substantial savings
and in some cases, allow the buyer to move into the house with
no money out of pocket. With a preowned home, the closing cost
contribution depends on each individual seller.
- Money Back
If a builder pays all closing costs for the buyer, then the Heights
Discount Realty rebate will not be needed for closing, and can
be given to the buyer as a check at closing.
- Landscaping
Harker Heights city code requires builders to provide front and
backyard sod, as well as a tree, flowerbed, and shrubs. Preowned
home landscaping will vary depending on the home and its previous
owners.
- Extra Costs
Many builder homes do not come standard with blinds, in-ground
sprinkler systems, or refrigerators. Builders may add these options
for buyers at an additional cost. Most preowned homes will come
with blinds, some include sprinkler systems and a few come with
refrigerators.
- Neighborhood
When a buyer's home is among the first on the block to be complete,
there will be construction going around around the home for several
months after moving in. This is generally not the case in an established
neighborhood.
- Contingency Clause
When a buyer needs to sell an existing home in order to buy a
new home, builders are usually willing to accept a contingency
clause; preowned sellers usually are not.
- Construction Quality
The building codes change every year, making modern homes generally
safer than older homes. All homes built to today's codes will
have more safety features, such as GFCI protected power outlets,
arc fault circuits in all bedrooms, additional smoke detectors,
etc.
- Timeframe
Building a home usually take 5-8 months. Most preowned sellers,
on the other hand, want to move within a month or two from the
time they place their home on the market.
